The roofs that last aren't the ones left alone.
Twenty-five years in the Upstate have taught us the same lesson on almost every job: small problems left unchecked turn into full replacements. Our maintenance program is built around one thing — catching those problems while they're still small, with a yearly inspection and the routine upkeep it turns up.
OWNED Veteran owned & operated — Pickens, SC
One inspection. Everything that keeps a roof honest.
Every visit works through the same points of a roof that fail first — the places water gets in before a homeowner ever sees a stain on the ceiling.
01 — Inspect
- Shingle & metal panel condition, granule loss and general wear
- Flashing and seal points around chimneys, skylights & vents
- Roof valleys and other water flow paths
- Attic ventilation, from the underside of the deck
- Signs of moisture, algae, or wood rot
02 — Clear & Reseal
- Gutters and downspouts cleared of debris
- Moss, leaves and buildup removed from the roof surface
- Loose nails, nail pops and minor flashing gaps resealed on the spot
03 — Document & Price
- Findings recorded with photos, so you can see exactly what we saw
- Any repair beyond routine upkeep priced upfront — nothing starts without your go-ahead
Most manufacturers and roofing associations call for at least one formal inspection a year, with a follow-up check after any major storm. Our program builds that cadence in, then handles what it turns up.
A roof doesn't fail all at once.
It starts small — a lifted shingle tab, a gap in the sealant around a vent pipe, a gutter that's holding water instead of moving it away from the house. None of that looks urgent. All of it gets worse if nobody's checking.
The point of a maintenance visit isn't to sell you a new roof. It's to catch the small stuff while it's still a five-minute fix, log the condition of your roof year over year, and give you a straight answer — repair now, keep an eye on it, or leave it alone — instead of a surprise the next time it storms.

See the difference upkeep makes.
Four real repairs from our maintenance visits. Pick one, then drag to compare.

Worn, gapped sealant at the chimney base, resealed and cleaned up along the flashing line.

An exposed, raised nail head sealed flush so it can't work its way into a leak.

Fastener heads along the ridge cap resealed to keep water out at the roof's highest seam.

Skylight flashing refastened and resealed at every penetration point.
Straight answers, before you sign up.
How often is a maintenance visit?
Once a year, on a schedule you set. If something changes after a storm, call anytime before your next scheduled visit.
What happens if you find a problem?
Small items — a nail pop, a minor sealant gap — get handled the same visit. Anything larger is documented with photos and priced upfront, so you decide if and when it's worth doing.
Is this the same as emergency repair?
No. The maintenance program is scheduled, proactive care. We also offer separate 24-hour emergency service and water mitigation for anything that can't wait.
Do you maintain metal roofs, or just shingle?
Both. We install and service shingle and metal roof systems, and the same inspection applies to either.
Does the program affect my workmanship warranty?
No — the maintenance program is separate from, and doesn't replace, the workmanship warranty on any roof we install.
Is there a veteran discount?
Yes. We're veteran owned and operated, and offer a discount to fellow veterans — just ask when you schedule.
Protecting a roof costs a lot less than replacing one.
Set up your yearly inspection and we'll build the maintenance plan around what your roof actually needs — no guesswork, no upsell.
